Most recently, through his companies and holdings, he redeveloped the historic Mill 180 building in Easthampton, a 117,500 square foot mixed-use building
The purchse price of the land with all fees and expenses is $8.36M. The sponsors have been in talks with numerous firms and will get a 60% LTC loan with equity filling out the rest of the purchase. The Sponsor is already into the deal for $300,000, or roughly 9% of the total equity raise needed to complete this acquisition. For the first four years the Equity Cash on Cash Return is ~20%. At the end of year 4, the balance of the land (roughly 600 developable acres) will be owned free and clear by the sponsor and equity partners and will continue to be developed and sold off until all of the property is disposed of.
